As part of Fathom’s wider role in evolving the retail offer at Coal Drops Yard, we supported The King’s Cross Group to welcome Uniqlo to the heritage setting.

The brief required two existing retail units and a restaurant – across three floors within a listed structure – to be combined into a single, large retail unit with staff offices and amenities.

Our client monitoring role involved reviewing Uniqlo’s plans alongside the contractor’s works to ensure final outcomes were aligned and in compliance with fire and access regulations.

Existing Building

Following strip out, including the removal of existing catering services, we reviewed site conditions to advise where alternative details were needed to achieve the retail design intent.

Working closely with Uniqlo, we ensured that the 830m² unit was sensitively adapted to accommodate high footfall and offer an enjoyable shopping experience.
