We were approached by research and innovation developer Mission Street to create a vision for a significant addition to a research campus on a former retail park.
Located just off Oxford’s Botley Road, the site is within walking distance of Oxford railway station and overlooks the historic Hinksey meadows and flood plain.
Our proposal transforms a 6,500m² builder’s merchant shed and yard into an appealing destination for Life Science occupiers, building on an emerging community of incubator hubs in the area including Fabrica and Inventa.
This input supports Mission Street to develop an ecosystem of Life Science occupiers in the area.

Phase I Retrofit
Our proposal repurposes and extends the existing industrial shed, giving it a refreshed identity to offer flexible science and research space.
Stripped to its structure and foundations, the shed is given a new roof and cladding to provide current environmental standards of insulation and offer a more contemporary face in line with the emerging innovation district.
Extended to offer ground floor laboratories and first floor offices across 4,700m², the proposed form reflects the original building’s low-pitched roof and is orientated to visually complement existing developments.
Internally, a new central ‘street’ follows a continuous ribbon of rooflights and orientates views through a glazed cloister towards Hinksey meadows.
On either side of the street, small/medium sized laboratories and offices are created for science start-ups and small businesses.
